 Executive Summary

 Northern Charlotte County consists of a triangular peninsula with Port Charlotte to the East, Venice to the West and Boca Grande to the South.  In the center is located Rotunda, an enormous development with miles of platted lots and canals. The northern side of this “golden triangle” is SR 776 McCall Rd.  McCall Rd. is the main four lane artery between Englewood and Port Charlotte.  Intensive retail and commercial space lines this corridor and Wal-Mart is located across the road.  Sewer availability has limited development to the East.  McCall Professional Center is the largest vacant parcel zoned CG with water and sewer on SR 776

 Our site plan consists of six building sites.     The site will be developed, with all underground utilities and permitting in place.  Condominium association documents have been drafted for 24 individual units. Building packages with complete design and architectural drawing will be made available to the individuals purchasing each of the six sites.  Buildings could be completed as early as Fall of 2008. 

 It is our intention to sell the building sites to end users who may occupy all or a portion of their own building.  Our target customer is a professional who has been renting for years but would like to own his or her own space.  Ideally, they would occupy half a building and lease the rest.  We currently have interest from a doctor, a lawyer, and a financial advisor, additionally we have interest from a national retailer who has outgrown their space and may need an entire building. It is our intention to construct one building to lease and occupy ourselves.

Location

 This project is ideally located.  With a seemingly endless supply of residential platted lots ready to build in Rotunda, Gulf Cove, and Northport, the population will inevitably continue to increase over the next ten years.  There is already a severe shortage of professional and retail space to support and service this growing population.   The McCall Rd Corridor (SR776) is the main artery between Englewood and Port Charlotte.   This four lane road has become the primary retail center for Englewood.  The site is located in the center of this dense commercial center.   Wal-mart is located across the street, Walgreen’s to the west and Home Depot coming soon to the east.  With over 600 feet of frontage on 776 This property has great visibility for retail or professional center.

In addition to owning Tarpon Coast Realty, Mr. Roman  is currently CEO for LeaseOptionProgram.com where he is responsible for all aspects of the company’s market strategy, business development, and asset financing. Mr. Roman also acts as a conduit for all investor relations. He has extensive experience in the Southwest Florida residential real estate market, and is currently manager and owner of over thirty rental units in Sarasota County.  He is also involved in several other commercial development projects in Ft Myers and Lehigh.  Additionally, Mr. Roman is a loan officer and partner of Prime Financial.

Prior to LeaseOptionProgram.com, Mr. Roman was previously an Assistant General Manager with Magna Donnelly Electronics, an automotive parts supplier.

Dave Taylor

Dave Taylor Is currently developing other commercial property along SR 776.  He has recently completed a 6000 sqft commercial building at McCall and Kevitt Rd.  The building is fully leased and is the basis for the pro forma of this project.   Prior to permanently moving to Florida and developing real estate, Mr. Taylor had owned, and sold several companies; Donnelly Electronics in 2000, Danti Tool and Die in 1995, Cirtek Electronics in 1989, and Q-temps in 1996.
